5 HOA Documents to Review Before Buying a Home

Before your HOA-document or inspection deadline runs out, review these five documents. They can tell you a whole lot more than the neighborhood entrance sign ever will.

1. Governing Documents

Includes the declaration, bylaws, rules, regulations, and any amendments.

These documents explain the community’s restrictions and who is responsible for what. Review rules for short-term rentals, minimum lease periods, pets, parking, boats, RVs, golf carts, fences, pools, sheds, paint colors, landscaping, and exterior maintenance.

Do not assume a community allows vacation rentals because a property is currently rented. Read the actual documents and amendments.

2. Financials

Includes the HOA budget, financial statements, reserve information, and any available income-and-expense reports.

Review the current budget, prior-year budget, most recent financial statement or report, and reserve information.

Look for:

  • A realistic budget and no repeated deficits
